I need to raise some equity to set-up a business. I wish to sell 50% of my flat and have a joint equity partnership with someone. I need approx. £80k so would be looking for offers around £80+. Here are the financials – Essentially you would buy 50% of the flat. This guarantees £350 rental income pcm = £4,200 pa.(or you could live in it) I am willing to negotiate an exit route i.e. 5 years later you have the contractual option to a) sell the 50% back to me at the value you purchased it + 15% Or b) buy the remaining 50% at market value in year1 or c) another reasonable option. For e.g. for a) if you purchased 50% at £80,000 today in 5 years I would have to buy it back at £92K. Your gain would be: (5year x 4,200) + 15% increase in value (for eg £12k) £33,000 minus mortgage repayments The market value of the flat is £185,000. Let me know if you’re interested.
